How to get your deposit back
In England, your landlord or letting agent must protect your deposit in a government-approved tenancy deposit scheme. When you move out, any deductions have to be justified against the check-in inventory, and you can't be charged for fair wear and tear. Cleaning is one of the most common reasons for deposit disputes, so the condition you leave the property in really matters.
Do you have to use a professional cleaner?
No. Under the Tenant Fees Act 2019, landlords and agents in England can't make you pay for a professional clean as a condition of your tenancy. What they can expect is that the property is returned as clean as it was when you moved in, allowing for fair wear and tear. A professional clean is simply the most reliable way to meet that standard — especially in kitchens and bathrooms, where cleaning deductions most often come from.
Five things that help at check-out
- Find your check-in inventory and photos. The check-out is compared against them, so they show you — and us — the standard the property needs to be returned to.
- Book the clean for after your belongings are out. In an empty property we can get inside every cupboard and behind every appliance.
- Book early for end-of-month and weekend moves. Those dates fill up first. We work Monday to Saturday, 8am to 7pm, with Sundays available on request.
- Sort out anything that isn't cleaning before we arrive — holes in walls, missing light bulbs, broken fittings, rubbish left outside. A clean can't fix those, and they are deducted separately.
- Keep your quote and invoice. If a deduction is disputed, evidence of a professional clean helps. And if your agent flags something we cleaned, call us and we'll come back and put it right free of charge.
If you disagree with a deduction
Every government-approved deposit scheme offers a free dispute resolution service if you and your landlord can't agree. The adjudicator decides on the evidence — mainly the check-in and check-out reports and photos — so keep copies of everything.

How much does end of tenancy cleaning cost in Liverpool?

Your price depends mainly on the number of bedrooms and bathrooms, the condition the property has been left in, and how much work the oven and other appliances need. Do I have to pay for a professional clean when I move out?

Is oven cleaning included in an end of tenancy clean?
Yes. The oven is cleaned inside and out as standard, along with the hob, extractor hood, fridge, freezer, microwave and the other kitchen appliances. Kitchen cupboards and drawers are cleaned inside and out too. Appliances are one of the first things an inventory clerk checks, so we never leave them out of an end of tenancy clean.
How far in advance should I book my end of tenancy clean?
As soon as you know your move-out date. End-of-month and weekend dates are the first to fill, because that is when most tenancies end. The best time for the clean is after your belongings have gone and before the check-out inspection, so the property is empty and nothing gets dirty again in between.
